Landlord's Duties at the Beginning of the
Tenancy
- ensuring that rental units meet health, safety and housing
standards established by law, and are reasonably suitable for occupation
given the nature and location of the property
- ensuring that rental unit is empty of the previous tenants'
possessions
- posting an emergency contact name and phone number in a visible
place
- the landlord is expected to provide the tenant with:
-
clean carpets in a reasonable state of repair (when applicable)
-
clean window coverings in a reasonable state of repair (when applicable)
-
working light bulbs, smoke alarms, electrical fuses and appliances
-
adequate locks or locking devices on all doors and windows of
individual units
and entrances to common areas
-
at least one set of keys for the rental unit, main doors, mail
box and other common
areas
